Both are common causes. If the heater is powering on but not heating, the element is more likely the issue — elements burn out over time and with limescale buildup in Dubai’s hard water. If the heater trips the MCB when switched on, a short in the element is usually responsible. A thermostat fault more often produces inconsistent temperatures or overheating rather than complete loss of heat. We test both before recommending a replacement.
A dripping pressure relief valve on a storage water heater usually means the thermostat is set too high, causing the water to overheat and the PRV to lift repeatedly — which wears out the valve seat over time. It can also indicate a failed PRV that’s no longer seating properly. Either way it should be looked at promptly: a PRV that’s been dripping for a while may not reseat if the temperature issue is resolved, and will need replacing.
In Dubai’s hard water conditions, a storage water heater typically lasts eight to twelve years with reasonable maintenance. The main factor shortening tank life is limescale buildup on the element and corrosion of the sacrificial anode rod. Having the anode inspected every few years and the element descaled extends lifespan noticeably. Once a tank starts leaking from the body rather than from a fitting, replacement is usually more cost-effective than repair.
If the tank is under eight years old and the fault is a failed element, thermostat or valve, repair is almost always the better value. If the tank is over ten years old, leaking from the body, or has already had multiple repairs, replacement usually makes more sense. We’ll give you an honest assessment when we visit — we don’t push for replacement if repair is the sensible option.
A storage heater that used to provide plenty of hot water but now runs out quickly has usually developed heavy limescale buildup on the element, which reduces its heating efficiency. The element is still working but taking longer to reheat the tank. In some cases the thermostat has drifted and is cutting out at a lower temperature. Both are repairable. We’ll check the element condition and thermostat accuracy when we visit.
