Slab leak detection and repair for Dubai properties

A slab leak — a pipe failure beneath the concrete floor of a villa or ground-floor apartment — is one of the harder plumbing faults to deal with because the water travels unpredictably through the screed before it surfaces. In Dubai, older villas with copper or galvanised supply lines buried in the slab are particularly susceptible to corrosion over time. AquaFix uses pressure isolation to locate the affected pipe section precisely before we open anything, keeping access cuts to a minimum and repair costs predictable.

leak detection in dubai

Signs you may have a slab leak

Warm or damp spots on tiled or marble floors for no obvious reason.

DEWA water bill rising steadily with no change in usage.

Sound of running water under the floor when all taps and appliances are off.

Water pressure noticeably low at taps despite good supply at the meter.

How we locate and repair a slab leak

We work methodically before any floor cutting to keep disruption as low as possible:

  • Pressure isolation to identify the leaking pipe branch
  • Targeted floor access cut to expose the fault section only
  • Pipe section replacement or rerouting above slab if preferable
  • Pressure test after repair to confirm the system is fully sound
  • Written job report for insurance or landlord records

Fixed price quoted before any floor access is opened.

Above-slab rerouting — when it makes sense

For villas with multiple leaks in aging under-slab pipework, reopening the same floor repeatedly is disruptive and expensive. In these cases we often recommend rerouting the affected run above the slab — through service ducts, wall chases or concealed conduit — so the old buried pipe is decommissioned and a new accessible run takes its place:

  1. 1

Assess the full extent of in-slab pipework and its condition

  2. 2

Plan the reroute path to minimise visible pipework

  3. 3

Install new pipe run and connect to existing supply

  4. 4

Pressure test and isolate the old buried run permanently

No floor tiles removed — the old pipe stays in place, sealed off.

"Tiles were warm in one corner of our villa in Mirdif and the DEWA bill had been climbing for two months. AquaFix isolated the slab leak to a single pipe section, opened a small area of screed and replaced it. Neat work and a fair price."

"Our Jumeirah villa had a suspected slab leak that two other plumbers couldn’t locate. AquaFix pressure tested each branch individually, found it within an hour and rerouted that section above slab. No tiles disturbed at all."

Slab Leak Repair FAQs

We test all exposed pipework first. If those pass but pressure is still dropping on the supply side, the fault is almost certainly in the buried in-slab run. We then isolate individual pipe branches to narrow down exactly which one is losing pressure before any floor access is considered.
No. We locate the fault first using pressure testing, then open only the minimum area of floor needed to access the pipe. In some cases, particularly when rerouting above the slab, no tiles need to be lifted at all. Where floor access is required, we advise on tile reinstatement but that work is usually carried out separately by a tiler.
Yes. When we reroute a pipe above the slab, we decommission the buried section by isolating it at both ends. The new above-slab run uses modern CPVC or flexible pipe rated for your system, and because it’s accessible it can be inspected and serviced in the future without any floor work at all.
Possibly, but not necessarily all at once. Older galvanised steel pipes in Dubai villas do corrode over time, and once one section fails others often follow within a few years. We assess the overall condition of the in-slab runs during the repair visit and give you an honest picture of what to expect, so you can plan ahead rather than face repeated emergency repairs.
Many home insurance policies in the UAE cover sudden and accidental water damage, including damage caused by a slab leak. Whether the pipe repair itself is covered depends on your specific policy. We provide a detailed written report of the fault found and the repair carried out, which is normally what insurers require to process a claim.
